Booking Conditions

Please refer to the booking conditions below.

1. A deposit of £100 is required to secure your booking.
2. Payment of the balance of the total cost of your holiday is due one calendar month before the date of commencement of your holiday. Failure to comply may result in cancellation of your holiday and forfeiture of your deposit.
3. Cancellation will result in the loss of your deposit, and unless we are able to re-let, you will be liable for the balance outstanding.
4. The information describing the accommodation has been compiled as accurately as possible at the time of publishing. The Owners, however, reserve the right to make occasional changes as necessary, but the overall high standards will be maintained.
5. The guest undertakes to keep the premises and the furniture, fixtures and fittings and effects in or on the premises and gardens, in the same state of repair and condition as at the commencement of your holiday, excepting fair wear and tear. An inventory will be available. The Owners will require compensation for damage, breakages or loss of items.
6. The guest undertakes to leave the premises in the same state of cleanliness and order in which it was found.
7. Guests are to please use the recycling tower. This is to be put outside the back gate on Sunday evening, and returned to the garden (by the oil tank) on Monday.
8. Representatives of the Owners will be allowed reasonable access to the property at all times.
9. The number of persons using the accommodation must not exceed those stated by the guest on the booking form.
10. In the interests of other guests and residents, the Owners reserve the right to request any guest causing a disturbance or behaving offensively to leave the accommodation immediately.
11. The Owners cannot accept any obligation or liability for any alteration or cancellation caused by civil strife, strikes, sickness, bad weather, technical transportation problems or other circumstances amounting to force majeure.
12. Whilst the Owners have in force all appropriate insurances for public liability, responsibility cannot be accepted for the personal effects of residents or their guests who should take all normal and proper precautions to safeguard their property.
13. Well behaved pets welcomed. Not upstairs though.
14. We cannot accept bookings from people under the age of 18 years.
15. Guests are asked to please refrain from smoking within the premises.
16. The cottage is available from 3.00pm on the day of arrival to 9:30am on the day of departure.
17. We ask guests not to leave dogs unattended. A maximum of two dogs are welcomed, possibly more by arrangement.
18. Children are welcome. Please note, there is no cot or highchair. Please provide rubber mattress protector for younger children.
19. Linen is included in the rental price. Pillow cases, bottom sheets, duvet covers. A hand-towel in the bathroom. Two tea towels, oven gloves and hand-towel provided in the kitchen.
20. Oil central heating and electricity included in rental price.
21. We think our terms are very reasonable and competitive for the high standard of accommodation offered, especially as they are INCLUSIVE of heating, electricity and linnen.
22. Whilst we may make a provisional booking on the phone or by email, this is only valid for a couple of days, and can only be confirmed upon receipt of a completed booking form and deposit.
